Taking over the pool at a new villa

Whether the villa is brand new or new to you, the pool comes with equipment and history you need to understand.

At handover, owners often receive a pool with little information: what type of filter it has, how the pump is scheduled, whether there is a salt chlorinator, heater or chiller, and what chemicals have been used. A short inventory and a first full water test establish a baseline for everything that follows.

These guides adapt pool care to a particular season, household or type of pool.

For a newly built villa, start-up chemistry and the curing of new finishes need attention in the first months. For a resale or rental villa, the previous owner’s routine and any known problems are worth asking about before the first visit.

The short version

  • List the equipment

Pump, filter, chlorinator, heater or chiller, controls and their models.

  • Test everything

A full water test gives a starting point.

  • Ask questions

About past problems, chemicals used and service history.

The first visit

  • Equipment inventory

Models, ages and condition noted with photographs.

  • Water test

Including hardness, stabiliser and salt where relevant.

  • Routine set-up

Run times and dosing adjusted to the pool and season.

  • First-season expectations

New pools often need more frequent pH correction for the first months as finishes cure, and owners should expect that.

Ask at handover

  • Manuals and purchase records

For pumps, filters, chlorinators and heaters, including dates of installation.

  • Previous maintenance

Who maintained it and how often.

  • Known issues

    Leaks, noises or recurring algae.

Common questions

Does a new pool need special care?

New finishes affect chemistry in the early months, so testing is more frequent.

What if there are no manuals?

Model numbers on the equipment usually allow manuals to be found.

Should I change the previous routine?

Only after testing; it may suit the pool or need adjusting.

Who should attend the handover?

Ideally the owner and whoever will maintain the pool, so questions about equipment and history are answered once.
